Accommodation query uk spouse visa

I have another question:

Is there a requirement for proof of sponsor’s accommodation regarding the length he/she must be living in the property before submitting the application to ukvi/home office?

Does the sponsor need to be staying in the rented property for atleast 3 or 6 months or 1 month will be fine?

Our new tenancy (12 months agreement) in a private owned property will be starting in May and we are planning to submit application in June.

No what you have is fine, just submit a copy off your tenancy agreement.

I registered to vote on the electoral roll thinking they might check. For a small fee you can ask your local authority to issue a certificate of residence to prove you are actually living at the address.
Might help if you have been at the address for a short time.
