I do not currently have a Mortgage contract nor do have a tenancy agreement, my work pays for digs which i stay in the duration of the time working here in the UK. What would be my best bet for getting round this? Would it be possible to obtain a Tenancy agreement for my parents house to meet their requirements?
I don't want to be throwing money away on rent until AFTER we get the visa.
Any advice would be greatly appreciated. :)

You do not need a tenancy agreement from your parents just a letter from them stating you and your good lady can stay there.

There needs to be room for you both of course, having a survey done to prove the accommodation meets with the UKVI requirements would be a wise move too.

Probably better to use your parents house than using the digs your company pays for, less complicated that way.

You could get a private surveyor or a council surveyor, @Maharg will give you some pointers, I think he had this done. The UKVI requires proof that the accommodation will be suitable for your loved one, no overcrowding etc.

Yes, with their house, only being 2 bedrooms, i fear this will not meet the requirements.

Your best bet is to rent a 2 bedroom flat. Put the work allowance towards it and pay the extra yourself.

If the accommodation is unsuitable they won't grant the visa.

Two bedrooms would be fine if there is just your parents and your good lady living there, what Maharg has suggested may be worth looking at.

Does the parents house have a seperate dining room and lounge? If so it might be ok as the extra downstairs room could count as another bedroom.

we also have a 3 yr old son.
im really trying to avoid forking out for rent just to obtain a visa, it costs so much as it is without having to pay for a flat that wont be used prior issuing a visa. If they give us the visa, then i'l happily start paying for a flat after.

    Why won't it be used?

You need to satisfy them that you have suitable accommodation. And surely you'd want it anyway.

Unfortunately the whole process is one big money pit. No way round it.

I never anticipated what a struggle this was going to be, with being self employed and with a lack of cash savings i really feel the odds are against me here.

As long as you earn enough before tax then the odds aren't stacked against you.

It can seem a bit daunting at first, but it's not so bad once you know what you are doing.

I dont need a 2 bedroom flat whilst my family is still in Philippines, i get accomodation through my work, im not willing to commit to a rental agreement until i know for sure the visa is getting granted otherwise its more money down the drain.

I had to move to a new place to satisfy the conditions.

I spent a fortune getting my wife here but I don't see any of it as being down the drain personally. In the end it was worth every penny.

Do you know if the end of year tax-return will be accepted as financial requirements for those of us self employed?

Where there is a will there is a way, most of us felt the same way as you before setting off on the visa journey, its not too bad once you get to grip with the requirements I assure you.

You'll need more than just that. You'll need proper accounts, bank statements and so on.

I know from our first time failure that you can't cut corners.

Just to elaborate.. for me and my wife we will be living with my mother and stepfather.. 3 bed house i actually have 2 of the rooms 1 as a sort of man cave the other large dbl bedroom which will be for me and my wife for the very short term until we find our own place... so all i need from my mother for the accommodation part of the visa application is just a hand written letter confirming the size of property and that there is plenty room for me and my wife to stay ? should she mention that i pay rent and the amounts involved ?

    tia..
