moving to luzon

    hi all ...I am planning to retire by the end of this year and build a house on my girlfriends plot...are there any brits living near Tarlec of Angeles........I am having trouble trying to find a budget for part of my project..can anybody direct me to a site for hourly rate now for the following contractors electrician..plumber...plasterer...roofing .. thanks

    In my experience there is no hourly rate for workmen. I'm currently building in the wife's province and using the local carpenters with one of her brothers over seeing the project (my wife is in the UK). Best way is to find someone who come recommended and either sort a day rate out or cost for the project. The second option is better because on day rate they can obviously drag their heals. Make sure there is someone there you can trust who will over see the whole thing if you're not there as the tradesmen will try to screw you over by over charging / using inferior materials. Also as soon as its known a foreigner is involved expect the price to increase and the time to complete to extend. Make sure to spell EVERYTHING out to the smallest detail especially construction and electrical requirements.

    Very very important to get someone you trust to oversee the work as subseastu has stated, my mother in law recently had her house renovated and it would have been a very messy project but for a family member taking charge. Expect delays and calls for more money off the builders.

    You must trust your girlfriend very much, as you will never own the house :)

    Hi, We are paying plumbers, Electrician P350 per day and mason/ plasterer, welder and joiner P300 per day. But we live in the province on Negros, much cheaper. So you can add P100 each to the trades, If its near Angeles!

    We're about the same 350php / day for skilled labour and 250php/ day for those that hump stuff about. That is without food but we give them snacks. It soon adds up

    That's about right, wife go's to the bakery and buys cakes and bread for snacks. and yes it does add up. I'm back in England now working for more money to send to the wife. Hoping the house will be finished end of next year.

    I'm semi retired, plus I work for myself. Thinking of stopping work altogether, selling house or rent it. got a house over there in Ph almost finished. Wifes over there now looking after it.

    Struggling to do a full days work, up and down ladders, lower back pain and now knees painful. over 40 years Decorating had enough now. Time to let some young dudes do the work.

    I work till December then have winter over in Ph, back again April and so on. But I'll give it till December, see how I feel next year.

    To the OP.. I suggest that you cancel this project and rent somewhere for at least 5 years before trying to start a construction project here!!
    Trust me... They will take you to the cleaners!!

    Snap!!Thats what I used to do Jim.. I ended up keeping a long term promise to myself to throw all my tools in the skip.
    Now I wish that I had put them all in a BB box!
    Decorator tools here are worse than useless.

    I always put a few rollers and brushes in my luggage. I've watched their painters and mason's, very slow and poor finish.

    wow thank you all so much...my fiancé family has 2 plots in Tarlec and after both good and bad news here will still go ahead like the first reply and got a lot from "building our house in the philippens"

    is there any british ex pats near TARLEC !!!!!

    I am sure there will be, but internet forums can only do so much, our membership tends to be split more between the UK residents and the Filipino members, a lot of the guys, indeed most, are UK resident, the guys that are Philippine residents know their stuff and you should heed their answers, they know what they are talking about.

    As far as I am aware we have no members near Tarlac but I could be wrong.

    Any construction in the Phils will face similar issues, Jim has been building for nearly 10 years, on and off, you can trust what he says, Boots has been there for donkeys years built a really nice place and been through it all, you really need to listen to what he is saying.

    The issues will be the same everywhere in the Philippines, the only thing that is likely to vary will be cost of materials and cost of labour.
