Hi, so much good advice on here I thought I'd ask. I moved into a new property to meet the spouse visa criteria a nice 2 bedrooms flat. The rent was more expensive than I am used to paying and recently my friend has asked to move in. Do I need a property inspection report if he moves in? It's a flat with 2 bedrooms and there is just me and him living here. I thought it could help with save for the visa if he moved in and shared the cost but now I'm wondering if I need to pay for a property report as before if I was living alone I wouldn't need to. Can anyone help in this matter thanks.

Hello Richard, welcome aboard British Filipino :welcome:

Generally speaking, property inspection reports are only required under UK immigration rules for those applicants of settlement route entry clearance visas.

No you're in the best place.

When your wife applies for her settlement route visa you'll need to supply a Property Inspection report as your accommodation will be counted as 'shared' if your friend is still staying there.

You'll also need a letter from the landlord confirming agreement she can stay there
