Hi, so much good advice on here I thought I'd ask. I moved into a new property to meet the spouse visa criteria a nice 2 bedrooms flat. The rent was more expensive than I am used to paying and recently my friend has asked to move in. Do I need a property inspection report if he moves in? It's a flat with 2 bedrooms and there is just me and him living here. I thought it could help with save for the visa if he moved in and shared the cost but now I'm wondering if I need to pay for a property report as before if I was living alone I wouldn't need to. Can anyone help in this matter thanks.

No you're in the best place. When your wife applies for her settlement route visa you'll need to supply a Property Inspection report as your accommodation will be counted as 'shared' if your friend is still staying there. You'll also need a letter from the landlord confirming agreement she can stay there
